Dear Kenny, RightHouseRightPrice is currently an evidence-led working prototype. It demonstrates how buyers could compare North East homes using asking price, modelled monthly ownership costs, energy efficiency, council tax, commuting and practical neighbourhood context in one place. It is not yet a live property portal, valuation service, mortgage recommendation, conveyancing search or guarantee that a home, service, grant or tariff is available. CORE COMMERCIAL RESTRICTION Production would still need a licensed live-listings partner; Land Registry covers completed sales rather than available homes. A server-side HomeData and R2 integration is implemented, but public display remains disabled until the licence expressly permits it. CURRENT WORKING BUILD — 27 JULY 2026 - North East search, demonstration RightFit scoring, mortgage and household stress-testing, Mapbox mapping and house-to-work journey comparison are implemented. - A server-side HomeData adapter and cache are ready for listings, EPC, crime, demographics, schools, broadband, planning and flood checks. Credentials stay off the browser. - Demonstration homes remain clearly labelled, live inventory is kept separate, and supplier failures can return cached or limited states instead of invented answers. - Written display rights, a measured 20-home pilot, source dates on important claims and feedback from real North East buyers are still required. PROJECTED RUNNING COSTS These are cash-planning scenarios, not forecasts or supplier quotations. Prices were checked on 27 July 2026. 1. Lean prototype — £64.17/month HomeData Starter, existing free Cloudflare and Mapbox allowances, estimated domain and possible ICO fee, plus a £10 operating reserve. Recommended for a 20-home validation with cached enrichment and no paid login. 2. Public beta — £218.17/month HomeData Growth, paid Worker allowance, basic monitoring and email, plus larger operating, insurance and legal reserves. 3. Growing service — £652.17/month HomeData Pro with larger infrastructure, Mapbox, authentication, monitoring, support and compliance allowances. This is not the current recommendation. The lean £64.17 monthly cash cost could be covered, in separate illustrative cases, by about 10 members at £6.99/month, 4 one-off £19 buyer dossiers, or 3 qualified introductions producing an assumed £25 net each. Excluded: Kenny's time, development labour, tax, VAT, customer support labour and any bespoke listings-display licence. Partner income must be disclosed, chosen by the buyer and kept separate from RightFit rankings. A one-off dossier is the strongest first paid test. Google sign-in is only worth adding when it unlocks saved homes, commute profiles, alerts or purchases. CURRENT RESTRICTIONS 1. Listings and photographs All homes shown are fictional demonstration records. Production needs a licensed listings feed, permission to display property descriptions and photographs, update handling, deduplication and a reliable way to mark homes as sold, withdrawn or reduced. 2. Prices and valuations Sold-price data describes completed transactions and can lag the market. It is useful for context, not as a live asking-price feed, formal valuation or prediction of what a lender will accept. 3. Monthly affordability Mortgage calculations are capital-repayment illustrations using user-selected assumptions. Lenders apply their own affordability rules. Product fees, maintenance, surveys, legal costs, service charges, ground rent and future rate changes may not be included. 4. Energy and council tax EPCs can expire or be replaced, while actual energy bills depend on occupancy, heating system, tariff and behaviour. Council-tax figures require confirmation of the property band, local charge, discounts and payment schedule. 5. Commutes and local services Routes, travel time and cost vary with traffic, timetables, parking and the exact address. Distance to a GP, dentist, school or childcare provider does not confirm capacity, eligibility, catchment or that NHS patients are being accepted. 6. Area evidence Crime locations are anonymised and recorded with a lag. Flood, planning and deprivation datasets use different geographies and do not replace legal searches or professional advice. They must never be presented as a simplistic safety or desirability score. 7. Grants, tariffs and suppliers Schemes and energy prices change. Eligibility depends on the home, household, installer, supplier and application date. RightHouseRightPrice should link to the current official rules and avoid promising entitlement or savings. 8. Privacy, licensing and reliability Production needs clear data licences and attribution, privacy notices, retention rules, consent where required, supplier contracts, usage monitoring, accessibility testing, security review and graceful handling when a third-party service fails. UK IPO SEARCH RESULT AND LEGAL SUMMARY Kenny's supplied UK IPO search record dated 27 July 2026 states: "No trade marks matching your search criteria were found" Search term: righthouserightprice Search type: Similar; all words Status: All Filed between: 1 January 1876 and 27 July 2026 This is encouraging, but it is not an IPO decision, registration or freedom-to-operate opinion. Save the dated result and search spaced, phonetic and visually similar variants before relying on the name. 1. Trade mark and passing off A domain or Companies House name does not create trade-mark rights. Earlier registered marks and unregistered brands with goodwill can still matter where customers may be confused. Keep the name, logo, colours and product presentation clearly distinct from established property portals, including Rightmove. The IPO could also regard a phrase as too descriptive or non-distinctive even when no earlier match is found. 2. Copyright Copyright automatically protects qualifying original artwork, copy, software and web content. The short name itself is principally a trade-mark question. Keep dated logo source files, design decisions and contributor ownership records. 3. Listings and HomeData HomeData's standard terms prohibit unauthorised resale or redistribution and provide data "as is". Obtain written permission covering public addresses, descriptions, images, floorplans, caching, deletion, attribution, deep links and derived affordability or RightFit scores. 4. Buyers, leads and finance Explain data sources and uncertainty, use clear privacy and retention terms, and obtain a deliberate choice before sharing details with a partner. Mortgage-related promotions must be fair, clear and not misleading; depending on the activity, they may need to be communicated or approved by an FCA-authorised person unless an exemption applies. Obtain specialist review before monetising mortgage introductions. Run broader searches in the likely software, marketplace, property/financial and SaaS classes; check Companies House, apps, domains, social accounts and ordinary web use; then ask a UK trade-mark professional to review the name and logo before major marketing spend. A UK online trade-mark application currently starts at £205 for one class, plus £60 for each additional class. Professional search or advice is separate. LATEST NEXT STEPS 1. Ask HomeData for written consumer-display permission and an exact production price covering addresses, images, caching, scores, attribution, refresh and deletion. 2. Run a capped 20-home pilot and record actual API call weights, reveal-credit use, cache hits, missing fields and supplier errors. 3. Give every property and area fact a source, as-of date, geographic precision, confidence note and route to the official record. 4. Test the complete search, detail and commute journey with a small group of North East buyers and fix comprehension or accessibility problems. 5. Complete the broader name search and listings, privacy, cookie, security, accessibility and financial-promotion reviews. 6. Test one paid £19 buyer dossier and three transparent local service partners before paying for login, CRM or nationwide scale. The next phase is therefore less about adding decorative features and more about earning trust through licensed inventory, transparent sourcing and honest uncertainty. This note is a product-readiness summary, not legal, financial, mortgage or conveyancing advice. Kind regards, RightHouseRightPrice
